Painters in Abbotsford for River Homes, Strata Blocks and Houses

AKD Painting paints homes and apartment blocks across Abbotsford 2046 and the neighbouring Canada Bay suburbs of Russell Lea, Chiswick, Wareemba and Rodd Point. More than half of Abbotsford’s dwellings are flats or apartments, so a good share of our work here is strata common areas and balconies, alongside long-held family houses on the quieter streets and on the water.

This stretch of the Parramatta River is salt water. Steel balustrades, gutters and any wall facing Abbotsford Point, Hen and Chicken Bay or Iron Cove need more prep than a sheltered wall a few streets back. On heritage items and in conservation areas, City of Canada Bay wants original face brick and sandstone left unpainted, and we work to that. You get a free on-site quote and a fixed written price within 48 hours.

Painting Abbotsford's Apartments, Federation Houses and Waterfront Homes

The housing changes sharply from one point of land to the next. Chiswick is close to four in five apartments and Abbotsford more than half, including the medium-density Abbotsford Cove complex on the old Nestle factory site around Abbotsford House. Rodd Point is almost all separate houses, and about two-thirds of Russell Lea’s homes are houses too, from Federation and inter-war family homes to large places on the waterfront. Wareemba, on the eastern shore of Hen and Chicken Bay, sits somewhere in between.

The older houses carry detail that needs hand work: roughcast gables, shingled window hoods, timber casements, and battened fibro gables on the inter-war bungalows. Any of it painted before 1970 may have lead in the lower coats, so we test before sanding, wet-scrape and contain the dust. On Hampden Road near Lyons Road, the c1915 houses are dark face brick under terracotta or slate, and that brick should be cleaned and repointed, not painted. Our guide to painting Federation face brick explains why.

Down on the foreshore, salt settles on the walls and works into steel, so the water-facing side of a house always gets a wash-down and rust treatment before any primer goes on.

Strata and apartment painting in Abbotsford and Chiswick

Apartment and townhouse blocks make up most of the dwellings in Abbotsford and Chiswick. The parts that wear first are usually the ones facing the river: balcony soffits, steel balustrades, rendered entries, plus the stairwells that take foot traffic every day. On blocks near the water, rust bleeding from balustrades and fixings is often what gets a committee talking about a repaint.

We walk the building with the committee or managing agent, write one scope for the common areas, and have the owners corporation approve colours before we start. Stages are planned so residents keep access to entries, stairs and car parks, and tenants get notice before we reach their balcony. Chiswick has a high share of renters, so we also do between-tenancy interiors for building managers. Read more about our strata and apartment painting.

Before you repaint in Abbotsford: City of Canada Bay rules

Approval to repaint: Outside a heritage conservation area, repainting is exempt development. For heritage items and homes in a conservation area, Canada Bay offers a free minor works exemption: you send a colour sample and allow about three weeks.

Face brick: Canada Bay's heritage controls say original face brick and sandstone on heritage items and in conservation areas should not be painted or rendered.

Scaffolding over the footpath: Needs a hoarding permit from council before it goes up. We tell you on the quote if your job needs one.

Lead paint: Homes built before 1970 often have lead in the older coats. We test before sanding and use lead-safe methods: wet scraping, dust containment and no open-flame stripping.

Information checked October 2026. Rules change, so we confirm the current position for your street when we quote.

Our Painting Services in Abbotsford

AKD Painting holds NSW Painting Licence 330882C and has painted Sydney homes since 2013 from our base in Summer Hill. We are Dulux Accredited and mostly use Dulux Wash & Wear and Aquanamel inside and Weathershield outside, which counts on a river frontage where a cheaper exterior paint chalks and lets go early. Every job is quoted in person, and every finished job carries a 5-year written workmanship warranty.

Interior Painting

Interiors for Abbotsford and Chiswick apartments and Russell Lea family homes, from a two-bedroom unit between tenants to a whole house. We fill and sand tired plaster properly, cut clean lines at the cornices and keep furniture covered.

Exterior Painting

Water-facing walls in Abbotsford, Chiswick and Rodd Point take salt and open weather. We wash the salt off, treat rust on metalwork and apply Weathershield systems suited to coastal exposure, then prep the street side just as carefully.

Roof Painting

Concrete tile and metal roofs can be cleaned, primed and recoated. Near the water we treat rust on sheeting and fixings first. Slate and terracotta on the older houses are left unpainted, and we will tell you which you have.

Timber and Detail Work

Roughcast gables, shingled window hoods, casement windows, bargeboards, decks and fences. Older timber in these suburbs often has lead in the lower coats, so we test, prep wet and brush the fine detail by hand.

Commercial & Large-Scale Painting

Common areas, stairwells and balconies on Abbotsford and Chiswick apartment blocks, plus shops and offices. Work is staged around residents and trading hours, with access, safe work method statements and owners corporation sign-off sorted before we start.

Our Portfolio

Below is recent AKD work from across Sydney: Federation exteriors, apartment interiors, timber restoration and metalwork. It shows the prep and finish we bring to houses and strata blocks in Abbotsford and the 2046 suburbs around it.

WHY AKD

Why Choose AKD Painting in Abbotsford

Owners in Rodd Point and Russell Lea, strata committees in Chiswick and landlords across Abbotsford call us back for the same reasons: honest prep, a fixed written price, and paint chosen for a river frontage rather than a sheltered street.

5-Year Workmanship Warranty

Every job is covered by our 5-year written workmanship warranty, including the salt-exposed elevations where poor prep would show up first.

Premium Materials & Weather-Resistant Paints

Dulux Weathershield on exteriors, with primers matched to steel, timber or render, because salt air off the river finds a weak coat quickly.

Licensed Interior Painters

NSW Painting Licence 330882C, printed on every quote. Interiors in occupied apartments are planned around your week so rooms come back into use promptly.

Dulux Accredited Painters

We are Dulux Accredited and use Wash & Wear and Aquanamel inside, so hallways, kitchens and strata stairwells wipe clean without losing the finish.

Transparent & Competitive Pricing

A free on-site visit, then a fixed written quote within 48 hours listing the prep, the products and the number of coats.

Attention to Detail & Clean Finish

Drop sheets over gardens and balconies, work areas tidied each day, and clean lines on cornices, casements and balustrades.

Same postcode as Abbotsford: a three-storey strata walk-up on Regatta Road, Canada Bay, repainted from ochre render to warm off-white with charcoal frames, fascias and garage doors. It is the kind of block that makes up much of Abbotsford and Chiswick, and the job ran the way a committee would want it: from ladders and poles, one elevation at a time, with residents in place and every driveway kept open.

Abbotsford Painting FAQs

What warranty do you offer on painting in Abbotsford?

Every job carries a 5-year written workmanship warranty covering flaking, peeling, blistering, and adhesion failure attributable to application. Manufacturer paint warranties run in parallel and can extend to 10 or 15 years depending on the product applied.

It comes down to what the building needs, and that is something we judge on site. On a waterfront house, the salt wash-down and rust treatment on balustrades and gutters add prep time. Two-storey houses and apartment blocks need scaffold or a lift to reach the upper walls, and strata jobs add staging around residents and owners corporation approvals. Federation and inter-war homes may need lead-safe prep on older timber and hand work on gables and casements. After a free on-site visit we give you a fixed written quote within 48 hours. For the general picture, read what it costs to paint a house in Sydney.

AKD Painting holds NSW Painting Licence 330882C and carries full public liability insurance. Both are listed on every written quote and can be verified through NSW Fair Trading.

The Parramatta River is tidal salt water well past Abbotsford, so homes near the shore get salt in the air as well as open wind and rain off the water. Salt sits on the paint film and works into steel balustrades, gutters and fixings until the coating lifts from underneath. We wash the walls down before prep, take rust back to sound metal, prime to suit each surface and use exterior systems made for coastal exposure. Expect the water-facing side to need checking more often than the street side. Our guide to paint for galvanised steel in Sydney covers the metalwork in more detail.

If the house is a heritage item or sits in a conservation area, such as the c1915 houses on Hampden Road near Lyons Road, the Canada Bay DCP does not permit painting or rendering original face brick or sandstone, and the colour scheme should suit the period. Most homes in these suburbs are not in a conservation area, so check your address on council’s heritage mapping first. Even where it is allowed, sound face brick is usually better cleaned and repointed, since paint over old brick can hold moisture in the wall. We put the colour on the timber, eaves, render bands and metalwork instead. See our guide to heritage colour schemes for Federation and Victorian homes.
