What’s Involved in Repainting a Strata Block

Repainting a strata building is a project, not a quick job, and it runs more smoothly when the committee knows what to expect. A block repaint covers shared surfaces that owners use every day, has to be scheduled around residents, and needs the right paperwork and access. Here is the process from first quote to final coat.

1. The on-site scope

It starts with a walk-through of the whole building with the committee or managing agent. We look at every external and common surface: rendered entries, face brick, stairwells, corridors, balcony soffits and balustrades, eaves, windows and any timber. We note the substrates, the repairs needed and the access required, then give one written scope and price for the building. A block should never be quoted off a photo or a drive-by.

2. Approvals and paperwork

Larger works usually need committee approval, sometimes at a general meeting. We provide a clear scope and staged pricing that the committee can put to owners, along with our licence details, insurance and certificates of currency. Getting the paperwork right up front avoids delays later.

3. Preparation and repairs

The result is set by the preparation. That means washing down, treating any rust on steel balustrades and balcony elements, bridging cracks in render, sanding and priming failed areas, and protecting residents’ belongings and common furniture. On an older block in Summer Hill or Marrickville this stage is the bulk of the work.

4. Staged painting

The building is painted in stages so it is never fully disrupted. We agree a schedule with the committee, give residents notice before work reaches their level or entry, and keep access open throughout. Common areas that get the most traffic are finished in durable systems built to last.

5. Sign-off
