Heritage & Federation House Painting in Sydney's Inner West

Sydney’s Inner West holds some of the best-preserved Federation and Victorian streetscapes in the country. Painting these homes is not the same job as painting a modern brick-veneer house. The brickwork, the terracotta roofs, the timber joinery and the colours are all governed by how the home was built and, in many streets, by heritage controls. AKD Painting has worked on period homes across the Inner West since 2013, and this page explains how we approach them and what owners should know before they repaint.

In short: on a heritage or Federation home in the Inner West, original face brick and terracotta tiles usually stay unpainted, the timber and render carry the colour, lead paint is tested for and removed safely, and the scheme follows a period-appropriate palette. Getting those four things right is the difference between a repaint that lifts the home and one that damages its character and value.

What Counts as a Heritage or Federation Home Here

The Inner West’s period stock breaks into a few types, and each paints differently:

  • Victorian terraces (1870s-1900): Rendered or face-brick fronts, decorative parapets, iron lacework, timber sash windows. Common through Newtown, Balmain, Annandale, Glebe and Erskineville.
  • Federation homes (1900-1917): Tuck-pointed face brick, terracotta Marseille-tile roofs, leadlight, timber verandah posts and fretwork, roughcast render gables. Dominant in Haberfield, Summer Hill and Petersham.
  • Californian bungalows (1920s-30s): Full brick, tapered porch piers, deep eaves. Across Ashfield, Croydon and the Canada Bay edge.

Many of these sit inside a Heritage Conservation Area (HCA) under the Inner West LEP, and some are individually listed. Inside an HCA, external changes, including painting previously unpainted brick, can need council approval. We check a property’s heritage status before quoting so there are no surprises.

The Four Things That Matter Most

1. Original face brick usually stays bare. On an intact Federation or Victorian home, the tuck-pointed face brick is the character and a large part of the value, and painting it is very hard to reverse. In most HCAs it also is not permitted on the street elevation. We recommend cleaning and repointing the brick and putting the budget into the timber, render and trim, which is where a repaint genuinely lifts a period home. 2. Terracotta roof tiles are not painted. Original Marseille-pattern terracotta should be cleaned and repointed, not coated. Roof coatings on old terracotta peel and trap moisture. We explain why in why you shouldn’t paint terracotta roof tiles.

3. Lead paint is tested for and removed safely. Almost every original home built before the 1970s in the Inner West carries lead-based paint on its timber. We test for lead, use sealed preparation with HEPA extraction, and dispose of waste to SafeWork NSW requirements. This is standard on every heritage job, not an optional extra. 4. The colour scheme follows the period. A Federation or Victorian home has a documented palette: deep reds, bottle and olive greens, ochres, creams and heritage off-whites, applied in a traditional three-colour arrangement. The Work Itself

Most of the labour on a heritage exterior is in the timber: verandah posts, fretwork, bargeboards, finials, leadlight sashes and front doors. These need strip-and-prime and genuine repair, not a scuff and recoat. We splice or rebuild damaged sections, protect leadlight, patch roughcast render to match texture, and then finish. It takes longer than a modern repaint, which is why a properly scoped Federation exterior costs more per square metre and lasts far longer. Can I paint the front brick on my Federation home in the Inner West?

Usually not, and usually you shouldn’t. On an intact home the face brick is the character and value, and in most Inner West Heritage Conservation Areas painting previously unpainted street-facing brick needs council approval that is rarely given. We recommend cleaning and repointing the brick and repainting the timber, render and trim instead. We check your property’s heritage status before quoting.

Yes. Almost every pre-1970s Inner West home has lead-based paint on its timber. We test for it, use sealed prep with HEPA extraction, and dispose of waste to SafeWork NSW requirements on every heritage job.

No. Original terracotta should be cleaned and repointed, not coated. Roof coatings on old terracotta tend to peel and trap moisture. We can refer you to the right roof trade if tiles need repair.
