Roof painting is a clean, prime and recoat of a tile or metal roof that restores colour and adds surface protection for roughly 10 to 15 years. In Sydney it suits concrete tile, previously coated tile and Colorbond metal. Original terracotta should be cleaned and repointed instead, never coated.
When does a Sydney roof actually need repainting?
A Sydney roof is due for a recoat when the surface has gone chalky, the colour has faded unevenly, or an earlier coating has started to flake and lift. Age alone is a weak signal. A north or west facing roof in Marrickville takes far more UV than a shaded southern pitch on the same street, and it will fail first.
Run through these before you call anyone:
- Chalking. Rub a dry hand across a tile. If it comes away with a fine powder, the binder in the old coating has broken down.
- Uneven fade. Compare the sun facing pitch to a sheltered one. A clear difference means the exposed side has lost its protective layer.
- Lichen and moss. Common on shaded roofs in Annandale and Leichhardt where tree cover keeps the tiles damp. This is a cleaning issue first, a coating issue second.
- Flaking or peeling. Only happens on a roof that has been coated before. Bare concrete tile does not peel, it simply erodes.
- Loose or missing pointing. The mortar at the ridge caps. This is roofing repair work, and it has to be sorted before any coating goes on.
If the roof is leaking, none of the above matters yet. Paint is a surface coating, not a waterproofing membrane, and it will not fix a cracked tile or a failed valley. Get the leak repaired by a roofing trade first.
Which roofs should be painted, and which should be left alone?
Concrete tile, cement tile, previously coated tile and coated metal roofs all take a recoat well. Original terracotta does not.
This is the part most homeowners get wrong, and in the Inner West it matters. Federation homes across Newtown, Petersham and Summer Hill carry original terracotta Marseille tiles. That tile is fired clay, and it is designed to breathe. Coating it traps moisture behind the film, and the coating peels within a few years while the tile underneath stays damp. In a Heritage Conservation Area it is also usually the wrong look and can run into approval problems.

Concrete and cement tile is a different material with a different history. Most of it left the factory with a coloured cement slurry or an acrylic coating already on it, so a recoat is putting back what was there originally. Colorbond and other coated steel roofs can also be repainted once the factory finish has chalked, provided the surface is properly cleaned and any rust is treated back to sound metal.
What does roof painting cost in Sydney?
As a general guide, a single-storey tile roof repaint in Sydney is usually quoted between $3,500 and $6,500, with two-storey and steep-pitch roofs running higher. Treat any figure online as a starting point. Roof work is priced on site because the variables are large.

Which roof coatings last in Sydney’s UV?
The systems that hold up in Sydney are purpose made roof membranes rather than standard exterior wall paint. Sydney roofs cop direct UV for most of the day, surface temperatures well above air temperature, and salt carried on the wind through Balmain, Rozelle and the harbour edge suburbs. A wall acrylic is not built for that.
The products that come up on Sydney roofs are the Dulux AcraTex roof range, Wattyl Solagard, Shieldcoat roof membranes and Taubmans exterior systems. What separates them in practice is film build and solids content rather than the name on the tin. A high-build membrane applied at the correct spread rate will outlast a thin coat of a better-known brand.
Two things matter more than product selection:
- The primer or sealer coat. On a porous, weathered concrete tile the sealer is what the topcoats actually bond to. Skipping it is the single most common reason a roof coating fails in year three.
- Spread rate. A roof coating is specified in square metres per litre for a reason. Stretching the product to save two drums is how a fifteen year system becomes a six year one.

How long does a roof repaint take?
Most single-storey Sydney roofs take 3 to 5 days from set-up to final coat, spread across a longer window because of weather. A typical sequence runs: day one for access set-up and high-pressure cleaning, day two to let the roof dry fully and carry out any repairs or repointing, then two to three days of sealer and topcoats.
Rain is the main variable. A roof has to be genuinely dry before a sealer goes on, and most manufacturers require a clear window after the final coat. Booking roof work in a settled stretch of autumn or spring gives you the best run.
What separates a proper roof job from a spray and go?
The cheap roof quote almost always saves money in the same places: cleaning, sealing and film build. Here is what to check before you sign anything.
- No cleaning stage in the scope. Coating over lichen and chalk is coating over a release agent. It will lift.
- No sealer or primer listed. If the quote only names a topcoat, ask what it is bonding to.
- Number of coats not stated. A quote should say sealer plus two topcoats, or whatever the system requires, in writing.
- Repointing bundled in vaguely. Ridge capping work is a roofing trade item. If it is quoted as part of a painting price with no detail, ask who is actually doing it and what is covered.
- No licence number, no insurance, no written warranty. Any residential work over $5,000 in NSW requires a licensed contractor and a written contract. Ask for the number and check it.

Frequently asked questions
Is roof painting worth it in Sydney?
On a sound concrete or cement tile roof, yes. A quality recoat restores colour, adds a protective film against UV and rain, and typically lasts 10 to 15 years. On a leaking, cracked or structurally tired roof it is not worth it, because paint does not fix the underlying problem.
Will painting a roof stop it leaking?
No. Roof coatings are a surface protection layer, not a waterproofing membrane. A leak comes from a cracked tile, failed pointing, a rusted valley or a flashing problem, and all of those have to be repaired by a roofing trade before any coating is applied.
Can you paint a Colorbond roof?
Yes, once the factory finish has chalked or faded. The steps are a thorough wash to remove chalk and salt, treating any rust back to sound metal, a compatible metal primer, then two topcoats of a roof-rated system. Adhesion on metal depends almost entirely on how well the surface was cleaned.
Do the tiles need repointing before painting?
Only if the ridge capping mortar is cracked, loose or missing. Repointing is roofing repair work rather than painting, and it has to be finished and cured before any coating goes on. If a quote skips it on a roof that clearly needs it, the coating will look fine and the roof will still fail.
How long does roof paint last in Sydney?
A properly prepared tile roof coated with a high-build membrane at the correct spread rate should give 10 to 15 years in Sydney conditions. Coated metal runs a little longer at 12 to 15 years. Roofs that were coated without a sealer, or with the product stretched thin, often start failing at year three to five.
